With 68.5 million RIAA-certified units to their name, Bon Jovi’s record sales could theoretically net $137 million at $2 apiece — just enough to cover the asking price of Jon Bon Jovi’s newly listed Nashville bar, now on the market for a staggering $130 million.

The rock legend’s multi-story venue, JBJ’s Nashville, U.S.A., located in the heart of Music City’s famed Broadway district, has gone up for sale barely a year after its much-hyped launch. The listing was posted this week by commercial real estate firm Surmount, which dubbed it a “generational opportunity” for investors.

A Broadway Powerhouse with a Hefty Price Tag

Described as one of the largest establishments on Lower Broadway, JBJ’s spans five floors and over 36,000 square feet. The listing calls it the first full-scale new build on the strip since 2018 and the second-largest venue on the block.

“This 5-story, 36,767 SF ground-up development marks the first of its kind on Broadway since 2018, and the second largest venue on the strip,” reads Surmount’s announcement. “Structured as a 20-year NNN sale-leaseback with 2% annual rental increases, this is a truly generational chance to own a trophy asset in one of America’s busiest entertainment corridors.”

Bon Jovi opened the doors to JBJ’s in June 2024, with the bar immediately making waves in Nashville’s crowded nightlife scene. According to the venue’s website, it features eight bars, three live music stages, two rooftop spaces — including the tallest rooftop bar on Broadway — as well as a tattoo parlor and mechanical bull. Sports fans can also catch every NFL game with Sunday Ticket on-site.

The bar’s interior is richly adorned with Bon Jovi memorabilia spanning the band’s decades-long career, making it, as the venue’s website describes, “the ultimate destination for music, history, dining, and entertainment — seven days a week.”

Big Moments, Brief History

Though its run has been short, JBJ’s has already seen some headline-worthy performances. At its grand opening, Jon Bon Jovi himself surprised fans with a short set — his longest since his vocal issues in 2022 led to surgery and a step back from live shows. While his recovery is ongoing, the performance was a notable return to the stage.

The venue also gained viral attention after a chaotic set from Kid Rock, who attempted to cover Creedence Clearwater Revival’s “Proud Mary.” When the audience didn’t clap along as expected, he berated the crowd and abruptly walked off stage.

Why Sell So Soon?

The decision to put JBJ’s on the market so quickly after opening remains unexplained. Celebrity-branded bars have become increasingly common on Broadway in recent years — with names like Garth Brooks, Miranda Lambert, and Eric Church among those anchoring similar ventures. However, not all have stuck the landing long-term.

Whether this move signals a change in strategy for Bon Jovi or simply a high-stakes business decision, the property’s scale and location make it a standout listing — and a significant development in the ever-evolving landscape of Nashville nightlife.
